Following are some of the key questions we are often asked:
Do you build just new homes or do you do a wide range of building and construction work?
We do more than just build new homes. We do a lot of other building work including bathroom and kitchen renovations, outdoor decking, driveways, landscaping, roofing, moving indoor walls, bedroom alterations, en-suites etc. We virtually do the full range of building and construction work.
Can we design our own home or do you only build to standard plans?
Absolutely you can design your home from scratch. We can work with you to design your home from the ground up, or we can take a pre-established plan and customise it for you as required.
Do you have a set of pre-established plans we can look at?
Yes we do have a select range of designs and plans that you can look at. Just let us know and we’ll show you some different options. These too can be easily modified if you find a plan you like, and just want to change a few things.
How much can we build our new home for?
A fixed rate will be provided once the site and design have been ascertained and we have a full understanding of exactly what you're looking to achieve. As an indicative figure we can finish a great quality residential design on a flat serviced site from around $1460 (incl GST) p/m².
Do we need to pay a deposit?
Yes, for all building projects we ask for a 20% deposit. Payment is required prior to commencing the work.
How frequently will I be invoiced and what are your payment terms?
For all building projects, a 20% deposit is required at the start of the project. Monthly invoices will then be sent for work completed in each respective month. Invoices must be paid by the 14th of the month following the date of invoice. A retention option may also be negotiated for certain projects and these can be discussed with us.
How long does it take to get started on the home?
From the process of conversing and acquiring necessary information for your design, through to getting the design off to Council for consents, it usually takes about 8 weeks.
How long will it take to build our home once the plans are approved?
Depending on the complexity of the design, you can expect to be in your new home about 20 weeks after plans are approved by Council and we get underway; providing we have good weather. We will give you a more accurate idea of timeframes once we have a better idea of your personal requirements.
Once our home has been designed, can we still make adjustments to the plans if required?
Yes, once the plans are drawn up we will go through them with you to ensure we have covered all the details prior to going to Council. Adjustments made after Council consent stage may or may not require going back through Council for approval. We will advise you of what sort of changes will require re-approval. However many changes may be made and adjusted without going back to Council. All required changes will be acted upon only after being put in writing and signed by both you and us so we can ensure all changes are consented.
Does it cost to make changes to a plan?
During the preliminary/exploratory stages, you can change your design as required to ensure we have the right plan for you. Once working plans are approved, changes which require re-approval from Council will incur a Council charge to do so, and most changes will result in either an increase or decrease in the total project cost depending on the change.
Any changes made always will be agreed to by both parties. Any increase in costs or reimbursements resulting from a change will be openly discussed and detailed on our Variation to Works forms.
Changes which decrease the cost of the project will be deducted from the final account. Changes which increase the cost of the project will be added to the invoice associated with the stage the change relates to or invoiced separately.
We have a friend who is a tradesperson we would like to use on a particular part of our home; can they be a part of our homes process?
While we have a team of trades we know work well with us and each other, if you have a specific team or person you would like on a particular part of your project we are more than happy to accommodate.
